- Conduct a public hearing and consider an ordinance repealing Planned Development (“PD”) Ord. No. 2024-50, amending Melissa's Zoning Ordinance, Ordinance No. 92-08, as amended, to rezone a tract of land consisting of 148.818± acres of land in the aggregate, heretofore zoned Planned Development District/Single Family Residential District 3/Townhome District/General Commercial District ("PD/SF-3/TH/C-2") zoning classification; providing that the property, generally located 2356 feet southwest of the intersection of Sam Rayburn Hwy and County Road 416, City of Melissa, Collin County, Texas is rezoned and placed in the Planned Development/Single Family District ("PD/SF-3"). - Conduct a public hearing and consider an ordinance to amend Planned Development (“PD”) Ord. No. 2022-35, amending Melissa's Zoning Ordinance, Ordinance No. 92-08, as amended, to rezone a tract of land consisting of 64.165± acres acres of land, for the purpose of removing from that PD a tract of land consisting of 1.264± acres of land; providing that the property, located approximately 2193 feet east of the intersection of Central Expressway and Sam Rayburn Highway, City of Melissa, Collin County, Texas is rezoned and placed in a new Planned Development with new development standards. - Conduct a public hearing and consider an ordinance amending Melissa's Zoning Ordinance, Ordinance No. 902-08, as amended, to rezone 8.213± acres of land in the aggregate, heretofore zoned Agricultural District ("A") and General Commercial District ("C-2") zoning classification within the Commercial Corridor Overlay District; provided that the property, generally located at 1101 and 1103 Central Expressway, City of Melissa, Collin County, Texas, is rezoned and placed in the Planned Development District/General Commercial ("PD/C-2") within the Commercial Corridor Overlay District.
